LOUISVILLE, Kentucky, December 8, 2025 — Cushman & Wakefield | Commercial Kentucky’s Craig Collins and Austin English, in partnership with Cushman & Wakefield’s Mike Kemether and James Wilbur, have brokered the sale of the Southern Indiana 3 Portfolio on behalf of the seller, Shamrock Communities of Salt Lake City, Utah. The buyer is The Clear Blue Company, a Nashville-based real estate firm focused on long-term stewardship of essential multifamily housing focused on preserving and developing essential workforce housing.
The portfolio includes 312 units across three well-located workforce multifamily communities in Sellersburg and Jeffersonville, Indiana:
• Ashby Apartments – 7722 Old State Hwy 60, Sellersburg | 80 units
• Carrington Apartments – 3104 Holmans Lane, Jeffersonville | 88 units
• Lakeview Apartments – 7000 Lake Drive, Sellersburg | 144 units
All three properties sit within a 12-minute drive of Downtown Louisville, offering direct access to the metro’s expanding employment centers and ongoing investment north of the river.
