Project Overview

Located directly at the Henryville, Indiana exit of I-65, this large land parcel provided an excellent retail development opportunity. The commercial property was owned by an estate that wanted to liquidate this parcel.

The Challenge

The parcel was zoned residential but needed to be repositioned and sold as a commercial development opportunity. During the due diligence process, an endangered bat species was discovered living on the property, requiring environmental considerations to be addressed before any development plans could move forward. In addition, approximately two acres of the site were impacted by wetlands, which influenced development planning and required careful evaluation as part of the overall entitlement and feasibility process.

Cushman & Wakefield | Commercial Kentucky identified a well-capitalized convenience store operator with the experience and resources to plan the development, navigate the required rezoning process, accommodate the relocation of the protected bat species, and engage environmental engineers to properly mitigate the wetlands on the site.
