Project Overview
Our newly formed occupier client was rolling out a new supplier platform across the United States. Timing was April 1st for occupying and commencing a lease. Countdown 57 days.
With a Kentucky location as our goal, and a preference for the Louisville market which was 97% leased, our initial survey yielded no ideal building. However, multiple Letters of Intent were delivered by Day 5. Also on Day 5, a new listing came on the market which was the ideal building with a sublease offering.
The Challenge
The Challenge was time and agreeing to business terms within a Letter of Intent quickly, and then drafting a lease and having all parties to the Sublease, Landlord, Tenant, and Subtenant, execute that lease prior to April. Countdown 31 days, a single item within the Lease cannot be overcome. Our client must move on.
We begin discussions on another facility in Louisville. Working parallel paths, we also increase our building search to 75 miles, opening the Lexington, KY market as an option, a city with even less vacancy than Louisville. There, we located another sublease offering in a building with the amenities necessary for success.
The Solution
Countdown 3 days. A direct lease with the Landlord of the Lexington building is fully executed as is the Termination Agreement between the Landlord and its existing Tenant.
Results Achieved
Our client achieved its occupancy objective and leased a building meeting its criteria in an extremely tight market. Lease negotiations can take months. Identifying a building and executing a lease within a single month is typically unheard of. Old fashioned relentless, hard work, each and every day, was the key to success in this instance.
