Project Overview

Velocity 65 Trade Center™ consists of over 300-acres of land accommodating up to five (5) bulk distribution buildings once completed. The park is located in Bullitt County, Kentucky, due south of Louisville and 13 miles south of the UPS Worldport global air-freight hub with frontage and exposure along I-65. Corporate neighbors include notable e-commerce companies such as UPS, Amazon, & Best Buy.

Building I, a 721,050 sf speculative warehouse was completed in 2018. Building 2, a 908,600 sf speculative warehouse located on a 49-acre site was completed in 2021.

The Challenge

  • Locating and purchasing enough adjacent land for the 4 million square foot planned development.
  • Improving ingress & egress from Interstate 65.
  • Gaining permit and approval from US Army Corps to mitigate wetlands.
  • Gaining permit approval to relocate an existing cemetery.
  • Gaining permit approval from the City of Shepherdsville to construct a new road, extend sewers, electric, gas and other utilities.

The Solution

Assembled over 300 acres from multiple property owners in Bullitt County in order to facilitate the sale of the land to Browning Investments. This included the approval and relocation of a cemetery, mitigation of wetlands & streams, etc. and pulverizing a great deal of rock during construction.
Worked with the City of Shepherdsville to contribute $4 million to construct a new road that connected to the new I-65 interchange to Hwy 480, as well as adding a traffic light. Also worked with state and federal transportation offices to add another full interchange along I-65.
Secured as much as $3 million in state incentives and helped identify a labor pool for the project.

Results Achieved

Building I, a 721,050 sf speculative warehouse was completed in 2018 and leased to Jet.com/Walmart. Building 2, a 908,600 sf speculative warehouse located on a 49-acre site was completed in 2021 was leased to UPS.
