Project Overview

Current360, a locally based, full-service advertising agency, has operated in the Butchertown neighborhood since the 1980s. Current360 retained our commercial brokerage as their representative to identify suitable office space for their business operations within the Downtown Louisville, Butchertown, and NuLu submarkets.

The building Current360 had officed in since the company’s inception was under contract to become a boutique hotel. Not only did we need to find them a suitable space, but we also had a strict timeline in which to do so.

Cushman & Wakefield | Commercial Kentucky assembled and embedded a dedicated on-site commercial real estate team that included Agency Leasing, Asset Services, and Engineering Operations to support long-term performance across the portfolio. Beyond staffing the right commercial brokers, the team implemented operational systems and reporting processes designed to ensure consistency, transparency, and efficiency across all properties. Since Woodlawn Capital acquired the portfolio in 2017, our team has successfully managed the assets, providing detailed monthly reporting for each building that tracks current and historical occupancy, lease expiration schedules, and revenue and operating expenses, supporting informed ownership decisions.

Results Achieved

Not only did our team help them find a suitable office location within their limited timeframe, but we also negotiated a below-market lease rate and additional concessions such as free rent, free parking for all employees, and exterior signage on the property.
